Every floor, every fee, accounted for.
Communfy turns the agreed budget into itemized owner invoices, tracks who has paid, matches the bank statement and keeps the committee in the loop — for management companies and self-managed buildings alike.
- No per-building fees
- English & Greek
- Hosted in the EU
From a spreadsheet per building to one record for all of them.
- A spreadsheet per building, rebuilt every year
- Owners calling to ask what a charge is for
- Bank statements ticked off by hand
- Big bills approved over WhatsApp
- Votes counted in a group chat
- One budget per year becomes every owner's monthly fee
- Itemized invoices owners can open any time
- Upload the CSV, transfers match to invoices
- Bills over a threshold go to the committee for sign-off
- Polls in the portal, one unit one vote or weighted by m²
Everything between the AGM and the last payment.
Billing, payment tracking, governance and day-to-day operations share one record per building, so nothing has to be re-typed or followed up by hand.
Budgets become fees
Record the agreed budget once. Communfy apportions each line by floor area, per mille, per unit or equally — and bills it monthly.
Bank statement matching
Import your bank's CSV and match transfers to open invoices. Map the columns once per bank.
Committee approvals
Bills above your threshold wait for the chair or treasurer before they're paid.
Polls & AGM votes
Simple or weighted by m² — the same split used for billing.
Maintenance requests
Residents report issues with photos; you assign a contractor and close the loop.
An owner portal that ends the phone calls
Balance, itemized invoices, payment history and online payment — plus announcements, documents and votes.
One platform, sized to the way your building is run.

Questions, answered.
What is communal-fee management software?
It's software that turns a building's shared costs — cleaning, elevator, electricity, insurance, reserve fund — into each owner's share, invoices it, and tracks who has paid. Communfy also covers the committee side: bill approvals, votes, announcements and maintenance requests.
Do owners or tenants pay Communfy?
No. The management company or the building committee subscribes, priced per unit. Owners and tenants use their portal for free.
How are shared costs split between owners?
Each service can be apportioned by floor area (m²), by per-mille shares, per unit or in equal shares, and a service can be priced differently for a specific owner when it needs to be.
Can owners pay online?
Yes. Owners can pay by card through the building's or the management company's own Stripe account; Communfy never handles the money. Bank transfers, cash and cheques can be recorded manually or matched from a bank statement CSV.
Can a single self-managed building use it?
Yes. A committee running one block can set up billing in an evening, from €10 a month for up to 8 units. The same platform scales to management companies with dozens of buildings.
Which languages does Communfy support?
English and Greek, for managers, committees, owners and tenants. Announcements and polls can be written in both.
