Communal fees for Cyprus buildings, without the spreadsheet.
Whether your block is run by its management committee or by a management company, Communfy turns the agreed budget into each owner's monthly share — in Greek and English, for every owner in the building.
How Cypriot buildings are usually run
Most apartment buildings in Cyprus are run by a management committee elected by the owners at the general meeting. The committee agrees a yearly budget for common costs — cleaning, the elevator, common electricity and water, insurance, the garden or pool — and each owner pays their share as communal fees (κοινόχρηστα).
Many committees hand day-to-day administration to a professional management company, especially in Limassol, Paphos, Larnaca and Nicosia developments. Others, typically smaller blocks, run everything themselves with a treasurer and a spreadsheet.
Two things make it harder than it looks: buildings with owners who speak different languages, and owners who live abroad and pay by bank transfer weeks later. Communfy is built for both.
What Communfy handles for a Cyprus building
Committee members get their own portal to approve large bills and follow decisions.
Record the agreed budget; run polls for AGM decisions, simple or weighted by m².
Itemized invoices in the portal, email payment reminders and online card payment, so distance stops causing late payments.
Import the bank's CSV statement and match transfers to the right flat.
Owners and tenants use Communfy in English or Greek; announcements in both.
Track operating and reserve balances and progress towards a target.
What a typical Cyprus block pays
A 16-flat building: €20 a month · ≈ €1.25 per flat
Questions from Cyprus
Is Communfy available in Greek?
Yes. Managers, committee members, owners and tenants can each use Communfy in Greek or English, and announcements and polls can be written in both.
Can owners who live abroad pay online?
Yes. When the building connects its own Stripe account, owners can pay by card from anywhere, straight into that account.
Can our management committee use it without a management company?
Yes. Many smaller buildings are self-managed. The committee signs up, adds the building and runs billing itself — see our page for self-managed buildings.
How is VAT handled?
Each service carries its own VAT rate, and invoices show net, VAT and gross per line. Communfy's own subscription is priced excluding VAT.
